Real estate acquisition
In recent months, interest in real estate acquisition in African countries has increased.
Some view it as an alternative investment in the context of declining stock and cryptocurrency markets, others acquire real estate for visa and residency purposes, while a third group selects properties for personal use.
The regulatory framework for cross-border real estate investment for nationals has fundamentally changed and continues to evolve. Current challenges in acquiring property abroad are linked to global shifts in the investment landscape, restrictions on the free movement of funds, and a range of limitations and restrictions across multiple asset classes worldwide. These include, but are not limited to:
-
Inability to pay for real estate in Europe from foreign bank accounts due to imposed restrictions;
-
Difficulties in opening bank accounts in Europe and obtaining European mortgage financing. At the same time, effective property ownership is closely linked to maintaining a bank account in the country of acquisition for the payment of maintenance and operational costs;
-
Suspension or reduction of air routes, which represents a structural challenge for owners of properties intended for personal use.
Against this backdrop, so-called “friendly jurisdictions,” particularly the UAE and Turkey, have become the most popular destinations for real estate acquisition. Each jurisdiction serves different objectives. Property acquisition in Turkey may enable eligibility for citizenship. While there is a limited segment of investors purchasing Turkish real estate for investment purposes, such decisions require caution due to high inflation and broader economic risks in the country.
Lawyer
In Africa, lawyers are legal professionals who provide legal advice and represent clients, assisting both individuals and legal entities in their legal matters, and where necessary, handling correspondence and drafting contracts.
Lawyers typically specialize in a specific area of law, such as family law, property law, tax law, or commercial law.
They may establish professional firms and practice in partnerships, which can range in size up to the so-called “Big Five” law firms.
At present, there are approximately 60,000 lawyers and 5,000 law trainees in Africa.
